मुंबई में घर लेना पड़ेगा महंगा, शहर में रियल एस्टेट मूल्य 6 फीसदी बढ़ेगा

मुंबई: खरीदार और निवेशक जहां यह मानकर चल रहे हैं कि मुंबई में मकानों की कीमत में गिरावट जारी रहेगी, वहीं वैश्विक रियल एस्टेट कंपनी जेएलएल इंडिया का कहना है कि साल 2015-16 के बीच में इसमें छह फीसदी तेजी आएगी।

जेएलएल इंडिया के मुख्य संचालन अधिकारी रमेश नैयर ने यहां गुरुवार को जारी एक बयान में कहा, 'बाजार के हमारे अध्ययन से पता चलता है कि 2015-16 की दूसरी छमाही से शहर में मकानों की कीमत बढ़नी शुरू होगी।'

उन्होंने कहा कि अगले छह महीने में मकानों की खरीदारी बढ़ेगी और बाजार में जारी मौजूदा सुस्ती के कारण खरीदार बेहतर संपत्ति पर अधिक ध्यान देंगे। बिल्डरों के मुताबिक, मकानों के बारे में पूछताछ बढ़ी है और इसे देखते हुए कहा जा सकता है कि आने वाले महीनों में खरीदारी बढ़ेगी, फिर भी वे खरीदारों को लुभाने के लिए छूट तथा अन्य आकर्षक योजनाएं पेश कर रहे हैं।

नैयर ने कहा, 'कुछ स्थानों में गंभीर खरीदारों को बिल्डर आधार मूल्य पर 10 फीसदी तक छूट दे रहे हैं।' जोंस लैंग लासेल (जेएलएल) की भारतीय सहायक कंपनी के द्वारा किए गए एक अध्ययन के मुताबिक, खरीदारों के बीच प्री लांच योजना अधिक लोकप्रिय है, क्योंकि उन्हें कुल राशि के एक छोटे हिस्से का ही भुगतान करना होता है और जोखिम रहित निवेश का अवसर मिलता है।


गौरतलब है कि नवी मुंबई में अंतरराष्ट्रीय हवाईअड्डा बनने और मुंबई ट्रांस हार्बर लिंक के कारण नवी मुंबई में उल्वे, कमोठे, करांजदे और द्रोणगिरि जैसे नए स्थानों पर चर्चित स्थानों के मुकाबले संपत्ति की कीमत बढ़ने की संभावना अधिक है।
