Pros and Cons Of High Rise and Builder Floor

While most developers in metros as well as tier II cities are now offering high rise residential apartments, builder floors have not lost popularity. In fact, builder floors are still a preferred choice of housing for many home buyers across various parts of the country.


Most of the new and upcoming residential projects, especially in big metros, feature high rise buildings. Such buildings are generally more than 75 feet high. Resembling a western design and floor plan, these have an appeal and ambiance of their own. Such high rise buildings, on an average, have 10 to 15 floors. Some of the taller ones that have been launched in recent times have as many as 40 to 50 floors. With multiple housing units on each floor, the obvious advantage to the builder is cost saving and better optimization of available space.

Differences between a High Rise Apartment and a Builder Floor

High rise apartments are especially popular amongst young home buyers, with many looking to purchase a unit on the upper floors. Staying on upper floors is equated with improved standard of living. Commanding view, enhanced privacy, added facilities and an exotic lifestyle are some of the advantages for dwellers of upper floor units. Besides, some projects offer additional amenities for residents of top floors such as additional sitting area and terrace garden. Most of the high rise projects offer recreational facilities such as swimming pool, gymnasium and clubhouse, to name a few.

Despite these features of high rise buildings, many home buyers continue to look for an independent builder floor. In sharp contrast to high rise buildings, independent builder floor buildings have 3 to 4 floors that are built over a medium sized residential plot. These can be developed either by a builder or individual land owners. The key feature here is that there is a single housing unit on each floor of the building, which enhances the privacy.

In terms of cost, due to added privacy, builder floors are more expensive than high rise apartments. However, these are a good choice of housing for people aspiring for the luxury of independent homes in a limited budget. There is a separate electricity and water connection for each floor. Plus, dwellers do not have to worry about maintenance charges that can hurt one’s pocket dearly in case of high rise apartments.
